Buy land, a house or other building built or not built is not in one step. There
are procedures to follow, and the realtor is there to accompany you.
If you chose a building built or not built, the procedures are almost the same.
We need a technical file, and it is the surveyor who prepares the case.
It includes a number of documents, including plans and certificates. The minimum
amount for a technical file is 200,000 (two hundred thousand) CFA francs. It may
be higher if the building is larger (over 1000m2). This amount is always the responsibility
of the purchaser.
If you do not have a surveyor, we will offer you one with whom we work often.
It must not exceed one month to prepare this case. This file can be committed
only if the purchaser has assured us that the total sum required for the transaction.
The technical file is complete is returned to the notary who will be responsible
for drafting the deed. After the signatures, the issue will proceed until the
land title. It is still a month at most. That makes a total of two months.
The cost of a notarial deed is always the responsibility of the purchaser or purchasers.
The notary's fees included in registration fees that range from 5% to 15% depending
on location (rural or urban) and on investment (if the building is built or not
built). Sometimes there may be other documents to establish that cost money.
Basically, there should be between 15% and 25% of the value of the notary fees.
